I provide independent damp and mould surveys focused on accurate diagnosis, not the sale of remedial works.
The service is designed to help landlords and housing providers resolve issues correctly first time, reduce repeat complaints, and avoid unnecessary expenditure.
Service Structure
Stage 1 – Diagnostic Damp & Mould Survey
A comprehensive, non-invasive inspection suitable for the majority of cases.
Includes:

Internal and external inspection

Moisture profiling (distribution and pattern, not isolated readings)

Environmental measurements (temperature, RH, dew point, VPD, Delta T)

Thermal imaging to identify cold bridging, insulation defects and surface temperature anomalies

Ventilation and heating assessment
-
Assessment of construction type and known risk factors

Clear written diagnosis and recommendations
-
Identification of whether further investigation is required
Typical fee guide:

£175–£295 dependent on complexity and property size.
In most cases, this level of inspection is sufficient to determine the cause of dampness or mould.
Stage 2 – Targeted Further Investigation (If Required)
Only recommended where Stage 1 findings do not allow a confident diagnosis.
May include (as appropriate):

On-site chloride/nitrate salt testing

Borescope inspection of cavity walls & underfloor

Localised lifting of floorboards

Opening up of wall/floor junctions

Additional thermal imaging and environmental monitoring
Undertaken only with prior client approval.
Fee structure (examples):

On-site salt testing: £75–£120

Borescope cavity inspection: £95–£150

Localised invasive inspection: £100–£200

Half-day further investigation: £250–£350

Full day: £400–£550
Findings are incorporated into an updated report.

The extension of Awaab’s Law to the Private Rented Sector (PRS) is part of the Renters’ Rights Act, with final timelines still subject to government consultation.
