Hello

John Castell
Housing Health & Compliance Consultant – Devon & Cornwall
My Story
I’ve spent most of my career working on the health, safety and long-term condition of homes – first inside a housing association as an asset manager / surveyor, and now independently for private landlords and agents.
Over the years I’ve inspected, appraised and managed thousands of properties, from new builds to older, harder-to-treat homes. Along the way I’ve built up a mix of qualifications that let me look at your rental as a whole system, not just one problem at a time:
-
HHSRS (Housing Health and Safety Rating System) – understanding how hazards are viewed by local authorities.
-
IOSH – health and safety management.
-
Asbestos management – knowing when to be cautious and when further surveys are needed.
-
DEA & NDEA – domestic and non-domestic energy assessment, and what really drives EPC performance.
-
Qualified electrician – able to spot obvious electrical issues and advise when a full EICR or remedial work is needed. Tenants often extend the electrical system and create possible hazards.
Because I’ve worked on both the landlord and social housing side, I understand:
-
What councils, ombudsmen and tenant solicitors look for.
-
How Awaab-style expectations around damp, mould and hazards are changing the landscape.
-
The pressures landlords face in balancing cost, compliance and tenant comfort.
My role is simple:
to give you independent, practical advice so you can keep your homes healthier, your tenants safer and your risk lower – without drowning in jargon or unnecessary reports.
